HE For Advanced Players is THE definitive Limit Hold'Em book. If you ever want to move up from small stakes I suggest you read all the material you can get. Most concepts are universal to all forms of poker. Honestly I don't rate these Low Limit books. Why learn to beat low limit when you can...

First of all, 41% is incorrect, indeed. Although your calculations are mostly incorrect, you have reached a result pretty close to real odds. Your event "hitting on river" is ambiguously defined. You should consider "hitting on river if not hit on turn". So, even if applied formula...
